Rental Screening Criteria for Tenants
Age: The applicant must be at least 18 years of age or older to apply.
Identification: Valid government-issued photo ID must be presented during application. Copies of IDs will be kept on file.
Income: Applicants should have a gross monthly income that is at least three times the monthly rent. Proof of income, such as recent pay stubs, tax return documents, or an employment offer letter, must be provided.
Employment: Stable employment is required. The applicant must provide employment history for the last two years. Self-employed applicants should provide tax returns from the previous year.
Rental History: A positive rental history for at least the past two years is required. Previous evictions or significant damages will be grounds for denial.
Credit Score: A minimum credit score of 670 is required. Applicants with a history of bankruptcy, foreclosure, or unpaid debts may be declined.
Criminal History: A background check will be conducted. Serious criminal convictions may result in the denial of the application. Consideration will be given based on the type, severity, and recency of the crime.
References: Two professional and/or personal references must be provided.
Pets: If pets are allowed, a separate pet agreement is required. There may be restrictions based on breed, size, and number of pets. Additional pet rent and/or a pet deposit may be required.
Smoking: Properties are non-smoking. This includes inside the property and common areas.
Occupancy Standards: A specific number of people per bedroom may be stipulated to prevent overcrowding.
